You are also responsible for the safety of your tenants or customers while they are on site, so it is just as important you invest in gas safety checks in order to stay above the law.

All appliances must be checked

All appliances supplied by you are required to be checked; not just the boiler. Whilst not legally required, it is also a good idea to check any appliances supplied by the tenants, just to be on the safe side. This can include gas boilers, fires and hobs.

Legalities of landlord certificates

When new tenants move in, they must be issued with the gas safety certificate immediately. For existing tenants, they must be issued with the certificate within 28 days of the gas safety check taking place. Additionally, any certificates you own must be kept for at least 24 months.
